On a generously sized block in the emerging coastal community of Innes Park, near Bargara Beach, Coastal Linen reinterprets the traditional beach home through a modern, refined lens. The brief called for a single-storey, four-bedroom home with genuine spatial generosity, delivered within a firm budget cap of under $1 million — a challenge that shaped every design decision from massing through to material selection.

Rather than treating environmental performance as an add-on, passive design and energy efficiency became the central driver from the outset, prioritising natural ventilation, cross breezes and daily livability. The home adopts a pavilion approach, breaking the single-storey plan into discrete volumes separated by open-to-sky courts and atriums — a move that dramatically increases light and spatial variety within a compact footprint while opening up cross-ventilation pathways throughout. These courtyard separations also give each wing of the house its own privacy and identity, allowing family members to spread out without feeling overlooked or crowded.
